Property / Facilities Coordinator
Property Roles
* Setting Rent, service charge and ground rent rates while monitoring and collecting
* Screening tenants
* Dealing with residential property maintenance
* Setting and managing budgets
* Dealing with all tenant-related issues while ensuring customer experience is engaging and frustration-free
* Visiting sites regularly
* Market flats for new build properties and deal with all contracts / tenancy agreements
Facilities Role
* Dealing with all utilities including but not limited to gas, water and electricity and producing plans to reduce costs and consumption – this will include procuring and liaising with contractors on live construction sites
* Deal with lease issues such as parking, security, and cleaning to ensure the environment is suitable to live or work in
* Manage refurbishments, renovations and office / warehouse moves to ensure they run smoothly and according to plan
* Ensure all facilities comply with health and safety standards and give any training required
* Influence the reduction of an organisations carbon footprint
* Understand corporate governance and the scope of a facilities manager’s role, which is influenced and affected by a plethora of regulation and legislation for example Health and Safety
* Review the effectiveness of risk management strategies, apply risk transfer and contribute to a robust business continuity plan
* Deal with insurance of every asset and update them from building insurance
* Accounts for all properties including service charge and ground rent
* Termination of lease
* Liaise with solicitor for any legal issues for sites including insurance but not limited to claims
* Monitor healthy and safety and compliance activities across all businesses and Ucar Properties assets
* Coordinate and maintain an effective relationship with the managing agent of each of the company’s premises
* Effective communication with Landlord, facilities solutions for service requirements and issues including lighting, power, air conditioning etc.
* Management and auditing of infrastructure and building services including fire and security systems, water hygiene, utilities and critical plant
* Manage maintenance of all site and ensure maintenance staff is working with due diligence
* Deal with energy certificates or consumption on site and monitoring
Salary: £30000 – £45000/annum
